The Twin Cities Real Estate Market still continues to have a huge supply of active mls listings for sale. Right now, inventory levels are near the 43,000 active listings on the market here in the Twin Cities area alone. To give you an idea, four years ago, the Twin Cities had about 11,000 actives on the market.
With this huge increase in townhomes in Minnesota, Minnesota condos, mls listings mn, mls listings minnesota, minnesota duplexes, minneapolis duplexes, minnesota investment property, and all other types of properties found on the minnesota mls, sellers are really being forced to price their properties realistically. They also are being forced to get the home in tip top condition!
Bank owned listings are becoming much more common as well. With so many foreclosures here in the Twin Cities, you are seeing more and more bank owned listings for sale.
With our team's marketing plan, we have seen an increase in sales of about 13% this year (compared to last year's sales at this exact time.) With our Guaranteed Sale program, our two hour radio show, The Minnesota Real Estate Show, our local television advertising, as well as our internet advertising, we are still getting properties sold for our sellers. To date, our team has 144 sales for 2007.
At the end of the day, The Minnesota Real Estate Team is about bringing results to our sellers and buyers.

I hope everyone is having an outstanding Memorial Day weekend! The weather here is still a bit chilly....very similar to our local Minnesota real estate market. We topped out at nearly 43,000 active listings on the MLS here in the Twin Cities this past week. Last year at this exact time, we had 38,000 active listings. So even compared to one year ago (which incidentally was a heavy buyers market), inventory on the Minnesota MLS has continued to grow.
We are seeing a large number of MLS listings in Minnesota: townhomes, condos, lofts, duplexes, houses...really all type of properties on the market here in Minnesota. Homes that are priced correctly are still moving though. Staging is also becoming crucial!

We continue to have more and more type of properties put on the market. However you want to classify them: mls listings minnesota, mls listings mn, mn mls, minnesota real estate, minnesota townhomes, minnesota condos, minneapolis houses, minneapolis real estate. You name it, we have alot of them on the market right now.
Again, property in Minnesota that is priced correctly and marketed aggressively is selling. We are also finding homes that are staged are moving quite well. We had a few of our listings from our radio show, www.MnRealEstateShow.com sell this past week. The staging done by our awesome Preferred Partners, Kristin Register and Heather Rectanwahl really makes a huge difference.
The market here continues to be a heavy buyers market. A great time to look at purchasing for buyers!

The Minnesota Real Estate Market still continues to be a very, very heavy buyers market. The current inventory levels for all types of properties in Minnesota (minnesota condos, townhomes, mls listings mn, mls listings minnesota, mn mls listings, minnesota investment property, duplexes, fourplexes) continues to stay at high levels. We are have over the 40,000 active listings on the MLS here in the Twin Cities area. This past week alone, there were 2800 new listings added, with 1000 listings that went "pending."
Homes are still continuing to sell in this Minnesota Real Estate market, however, price and condition are crucial. To date, our team has sold 126 properties here in 2007. We are really focusing on pricing our clients' listings correctly, and plugging them into our team's effective marketing plan. In this buyers' market, working with a team that has the knowledge to price your home correctly, and a team that will spend marketing dollars to get your home SOLD, are essential.

I wanted to talk about the various type of properties for sale and the overall state of the Twin Cities real estate market at this time. Currently, we are experiencing a heavy, heavy buyers market. Inventory levels in the metro area alone have topped 41,000 listings. A balanced market is near the 20,000 mark. With so many condos, townhomes, lofts, duplexes, and fourplexes for sale in Minnesota, sellers are forced to price their properties aggressively. They are also forced to get their property in "tip top" showing condidtion
On our weekly radio show on Saturdays, The Minnesota Real Estate Show, www.MnRealEstateShow.com, we generally start each show talking about the current market conditions. We are hoping the inventory levels begin to drop in the upcoming months, but with the recent increase in foreclosures, we are seeing more and more homes go up for sale.
With this increased inventory level, investors in Minnesota real estate are having a great time finding "deals." Many sellers are forced to sell at a discount, and bank owned properties are for sale on just about every street corner.
